Due to the construction of the subway, the shopping center, market, residential and business buildings are being demolished

The construction of the Belgrade Metro, one of the largest infrastructural projects in Serbia, involves a series of complex construction works, and also includes the expropriation of land and the demolition of certain buildings. The project is planned to go mostly through deep tunnels, and to a lesser extent through shallow ones, while in the depot zone the railway will be at ground level.

According to the Action Plan for Displacement, it is necessary to expropriate land or demolish buildings on about 487 plotswith 84 residential and 66 business buildings. The first phase of construction includes a route 15.4 kilometers long, with 15 metro stations and 10 canals, writes Telegraf.

Locations planned for the demolition of buildings and expropriation of land:

  • the depot, the first four stations and one shaft in that area, as well as access roads are being built on expropriated land;
  • box number 2 requires the removal of several residential houses on Beli vode, including formal and informal facilities;
  • because of the station in Trgovacka street, the demolition of one residential building and the expropriation of the land are necessary;
  • shaft number 3, near the substation near Trgovacka, requires expropriation;
  • in Požeška Street is essential removal of the gas station near Blagoja Parović Street;
  • on Banovo brdo, in the park zone, the removal of the coffee shop that has a temporary permit is planned;
  • shaft number 4 requires the removal of two abandoned buildings in the Šećerane complex near Ada Ciganlija;
  • because of the Ada Ciganlija station, it is necessary to remove four abandoned buildings within Šećerana, as well as one active one petrol pumps;
  • shaft number 5 is planned near the Bridge on Ada, for which land expropriation is required;
  • due to the Fair station and shaft number 6 is planned demolition of the Fair cash register due to the relocation of the Fair to a new location;
  • expropriation of land is required at the Mostar interchange and shaft number 7, which will be located near N. Kvarcova Street;
  • the public toilet of the former main bus station will be demolished on Savski Square;
  • in the area of ​​Karađorđeva Street, expropriation is necessary due to shaft number 8;
  • on Republic Square is planned demolition of TC “Staklenac” whose license has expired;
  • for the Skadarlija station it is necessary demolish Bajloni’s market which will be in operation again after the reconstruction;
  • in the area of ​​the former Danube railway station, railway buildings, including two households, are being demolished;
  • shaft number 9 will be in the area of ​​the Pančevački bridge, so it is necessary to remove the buildings in which there are three households;
  • due to the construction of the Pančevački most station, several informal establishments will be demolished;
  • shaft number 10 will also be in the area of ​​the Pančevački bridge, and there are a large number of residential and business buildings.

According to the Resettlement Action Plan, all owners and users of the buildings that will be removed will be fairly compensated. The plan is in accordance with national legislation and international standards of the International Finance Corporation (IFC), which ensures a humane approach to expropriation and displacement, according to Telegraf.

Expropriation has been completed on the land for the depot, the first four stations and one shaft, while the resettlement process for the other stations and shafts will be gradual. Deadlines have already been set for some of the locations, including the eviction for shaft number 10 in October 2025, and for stations such as Trg Republike and Shkadarlija, the deadlines extend until 2026.
