In the heart of Umbria, one of the most authentic regions of Italy, an imposing 19th-century Gothic castle has been transformed into a luxurious resort, reborn as the Borgo dei Conti. This property, with roots dating back to the 13th centurywas carefully restored and modernized by the Babini family, known for managing the iconic Londra Palace in Venice and Place Firenze in Florence.
Located about 25 km southwest of San Francesco d’Assisi airport in PerugiaBorgo dei Conti is situated on a hilltop, surrounded by stunning countryside rich in history. The approach to the castle is an immersive experience in itself: the road winds through a dense forest of oaks and beech trees before revealing the castle’s majestic Gothic façade, with its towers and battlements that evoke an atmosphere of mystery and grandeur, as the Financial Times.
The history of the place is as fascinating as its architecture. Originallya medieval fortress occupied the space where the castle now stands. However, at the end of the 19th century, the site was acquired by Lemmo Rossi-Scotti, a count and artist from Perugia, who, bothered by the austere living conditions of a medieval castle, decided to build a new residence, which was completed in the early years of the 20th century. This new castle, inspired by the Gothic style, maintained some elements of the original structure, such as large fireplaces, painted ceilings and heraldic reliefswhich today evoke a pre-Renaissance era.
The interiors of Borgo dei Conti were reimagined by Milanese architects Spagnulo & Partnerswho opted for a contemporary and understated approach. Soft colors, modern Italian furniture and a herringbone oak parquet give the space a sense of stately elegance. However, there is also a reverence for traditiono, evident in the intricate geometric arrangements of the terracotta tiles and the bas-reliefs of stylized flowers that adorn the walls.
A special highlight goes to the fabrics used in the roomswhich were specially commissioned from the Brozzetti atelier in Perugia. These fabrics, with their lion pattern inspired by a tapestry from the Church of Santa Maria Infraportasin Foligno, give the spaces a tangible link to the region’s rich cultural heritage.
With an offer of 30 suites and 10 spacious roomsall of them distinct, Borgo dei Conti aims to offer a personalized and exclusive experience. The resort also has a small spa, a 20-meter infinity pool, a tennis court and mountain bikesproviding guests with a wide range of activities for both relaxation and adventure.
This rebirth of Borgo dei Conti is not only a celebration of the past, but also a statement of how modern luxury can coexist harmoniously with history. Here, every detail has been thought out to offer an unforgettable stay, where Gothic splendor meets contemporary comfortin a setting of natural beauty and marked by serenity.
