What information does an extract from the Unified State Register of Real Estate contain about a real estate object?
An extract from the Unified State Register of Real Estate is a paper (mandatory with a seal) or electronic document from which you can find out the main characteristics of a real estate object: a building, a garage, an apartment, etc.
What data is contained in the extract from the Unified State Register of Real Estate on a real estate object:
1. Cadastral number and year of commissioning. This number is unique for each object on the territory of the Russian Federation. It is assigned during the registration of real estate – cadastral registration – and is used to identify a specific object among others.
2. Type and name. The first characteristic is what the object is used for, for example, residential or non-residential premises, a parking space. The second serves to give uniqueness to objects with the same functional meaning (type): “Read Library”, “Walk Park”, etc.
3. Floor, area and length. These are the main physical properties of an object that allow us to estimate its dimensions.
4. Purpose and permitted use. In addition to the type, which indicates the function of the object, this information is also important, allowing you to specify the scope of this function. For example, a land plot (type) may be permitted for use in agriculture or in residential development (type of permitted use, or VRI). VRI is determined based on the classifier of the Ministry of Economic Development of Russia.
5. Cadastral value. This is the price of the object, close to the market price. It depends on many factors and is indicated for a certain period. Revaluation is carried out every few years.
6. Type, date and number of state registration of the right and its restrictions. This section of the extract will indicate what right to the property you have (ownership, lease, gratuitous use, etc.), when it was assigned, and its unique number. Restrictions, or encumbrances, may include a mortgage, lease.
7. The name and details of the documents – the grounds for state registration of the right. How you obtained the right to the property: such a document can be a purchase and sale agreement.
8. Information on the rights of claim declared in court. This way, you can understand whether legal proceedings are underway to establish rights to the real estate.
9. A note prohibiting actions without the personal participation of the copyright holder. This note may be made at the request of the copyright holder of the real estate. It means that any transactions changing the ownership of the property (sale, gift, pledge) may only be made with the personal participation of the copyright holder.
10. Ban on registration actions – that is, the owner has no opportunity, for example, to sell the property. Let’s say, in a situation where the process of debt collection from him is underway.
11. Information about past and current owners.
In what situations is an extract from the Unified State Register of Real Estate required?
1. When selling an apartment, house, etc., giving them as a gift, using the object as collateral – that is, in various types of transactions. With the extract you receive, you can confirm your rights to the apartment and any other object.
2. If you need to confirm that you do not own a residential property or that a specific property no longer belongs to you (this can happen after selling an apartment, when the tax office does not stop demanding that you pay taxes on the property, or if you want to receive an apartment from the state as a benefit for low-income people).
3. When buying an apartment, you may need an extract to check the “legal purity” of the property. However, from March 1, 2023, a person who does not have the right of ownership of the property cannot receive such a document indicating the personal data (last name, first name, patronymic and date of birth) of the owner, unless the owner has given consent to this.
Who can obtain an extract from the Unified State Register of Real Estate
A full extract can be ordered by:
- property owners;
- their spouses;
- owners of an adjacent (neighboring) plot (that is, their plot and the one for which you need to obtain an extract have a common border);
- the owner of the land on which the house stands (when the owners are different) can obtain an extract about this house;
- tenants and landlords;
- heirs;
- agent handling the assets of a bankrupt person – an arbitration manager;
- those for whom the property for which an extract is required is pledged;
- holders of private and public easements (limited use rights) to an object.

How to obtain an extract from the Unified State Register of Real Estate in a multifunctional center (MFC)
1. You need to come to the MFC (the address of the nearest one can be found on the “Gosuslugi” portal or on the portal moidokumenty.rf). You will need a passport and a document for the property. However, depending on the type of extract, the package of documents may change. We recommend that you clarify by phone before coming to the MFC.
2. Usually, a specialist from the center will help you make a request for an extract. Use this offer to avoid mistakes.
3. Pay for the service in one of three ways: at the MFC terminal, through the online banking application or at any commercial bank. When forming a request before paying the state fee, you will be assigned a unique accrual identifier (UIN). This is a sequence of 20 digits, which must be used when paying in any way.
4. Most often, the extract is prepared within 5 working days. To receive the document on the appointed day, be sure to take your passport with you. In addition, you can bring a receipt for payment of the service.
How to get an extract from the Unified State Register of Real Estate online via “Gosuslugi”
Important! The online statement has legal force only in electronic format. You do not need to print it, as the document will not be accepted.
1. Log in to your personal account and click the “Certificates and statements” button on the top panel.
2. In the menu that appears, through the “Real Estate” section, you can get an express extract by clicking on the “Online extract on real estate” button. Another option is to select the “Extract from the Unified State Register of Real Estate” item and then order a specific type of extract.
In the first case, “Gosuslugi” will offer you to check your personal data, as well as to indicate the address of the property. “Online extract is available only for properties of which you are the copyright holder,” the page states.
This statement is provided within a minute and you don’t need to pay for it.
In the second option, you will again have a choice. Here you can order the same online extract as before, and also request basic information about real estate that you do not own (without the names and dates of birth of the owners).
In addition, when you click on the “Request information from the Unified State Register” button, you can select the type of extract needed in your particular case. For example, an extract from the Unified State Register on the cadastral value of real estate is needed to confirm the correct calculation of property tax. An extract from the Unified State Register on the transfer of rights to an object makes it possible to find out information about all of its owners, as well as the dates of transfers of ownership (dates when owners changed) and the grounds for this. However, not everyone has the right to receive such an extract (see above).
How to order an extract from the Unified State Register of Real Estate online on the Rosreestr website
Due to the already mentioned federal law of March 1, 2023, the document can no longer be obtained on the Rosreestr website or on third-party websites. The page where this was previously possible redirects the website visitor to the “Gosuslugi” portal.
How much does an extract from the Unified State Register of Real Estate cost and how to get it for free
The cost of the service varies depending on what kind of extract you need. You can get an online extract on the main characteristics of the property on the public services portal without any fee, it will contain all the information about the real estate you own (except for drawings, plans and diagrams). Also, an extract on the cadastral value is available free of charge on the portal, it is suitable for forming an inheritance and other property transactions.
The remaining statements will have to be ordered for a fee:
1. An extract on a person’s rights to their real estate objects shows what property is/was owned by the person for the entire time or a certain period. Its cost for individuals as of July 2024 is from 470 to 870 rubles (this depends on how many regions need to be searched).
2. An extract on a real estate object includes all the characteristics of an express extract, as well as more detailed information – for example, the coordinates of the object, whether there are land disputes. Its cost is 350 rubles for citizens.
3. An extract on the transfer of rights to a real estate object, which is described above, will cost 290 rubles for individuals.
4. An extract on the incapacity of the title holder. If the owner of the real estate is declared incapacitated (such a decision is made only by the court and the data is transferred to Rosreestr), then transactions with him will be considered invalid.
