  • How are you doing when designing the “Legacy at Prote Mateje” facility? managed to combine classic architectural elements with contemporary aesthetic requirements of modern city life?

When designing the “Legacy at Prote Mateje” facility, the basic principle of facade surface treatment was the combination of contemporary and classical decorative elements, with a focus on representativeness and high standards. Emphasis is placed on a spatial breakthrough that connects modern aesthetics with classical principles of harmony and symmetry, creating a gentle rhythmicity through the play between full and empty space and different depth formats. Classic elegance is preserved through decorative details, while modern elements, such as the green steel awning above the ground floor and the curtain wall, contribute to the functionality and aesthetic sophistication of the object, creating a harmonious blend of traditional and contemporaryg design.

  • How complex was the design phase, considering the location of the project, in the heart of the city? How did you reconcile the need for luxury housing with the preservation of the environment and adaptation to the old city architecture?

Designing such a luxurious residential building in the heart of Belgrade is a complex process that requires careful balancing between different, often conflicting factors. Through a detailed analysis of various parameters and regulations, careful design, respect for local specificities and the implementation of sustainable solutions – a high level of functionality and comfort was achieved, while at the same time maintaining the aesthetic and cultural integrity of the urban environment. By using traditional materials, shapes and details that reflect the historical context, a design was developed that fits into the existing architecture, preserving the characteristics and styles of the local city. ambience.

  • When you designed the interior of the residential units, what was your priority in terms of functionality and comfort?

When designing the interior, we primarily tried to make the layout of the rooms logical and functional. Clearly separated day and night zones, a comfortable entrance area, a flexible living area and an optimal number of service rooms were the criteria we were guided by when organizing the residential units. Large openings were designed in order to increase the amount of natural light in the residential units, and special attention is paid dedicated to efficient ventilation and air conditioning systems for temperature control and qualityand air.

Tenants are provided to adjust the organization of their apartment during construction, according to their own wishes and needs. We offer a wide range of interior finishes, which additionally contribute to the personalization of each apartment unit.

The implementation of security measures, such as security systems, Italian-made anti-burglary entrance doors at each residential unit, high-quality lighting at the entrances and corridors, 24/7 porter service is foreseen. and the like.

Taking into account these aspects, the goal is to create a living space that is not only functional and comfortable, but also aesthetically appealing and adapted to the needs of the user. Through the careful design and implementation of these elements – we have created an environment that improves the quality of life of the tenants and makes their home a pleasant place for life.

  • What role have you given to natural materials in creating warmth and sophistication within public spaces? Were there any challenges in the procurement and application of these materials?

Natural materials play a key role in creating the general impression of users within public spaces. The use of materials such as wood, natural stone, glass and metal significantly contributed to the luxurious aesthetics and sense of comfort in the space. Wooden elements in the form of wall coverings and decorative details contributed to the feeling of comfort and naturalness, while natural stone increased the note of sophistication and gave the space a robust character. The stone was used for wall and floor cladding, but also as part of the furniture, providing long-lasting beauty and natural texture to public spaces.with rotors.

Natural materials, especially those of high quality, such as special types of wood or rare stone, can be more difficult to find and more expensive, but with reliable suppliers and a very careful type of transport – we managed to overcome all the obstacles that arose during the execution and procurement.

  • What are the most common customer requests and how did you manage to fulfill their individual needs?

Our interior designers and planners are engaged in a detailed understanding of user needs through direct consultations with customers. Each housing unit can be redesigned to meet specific requirements, providing flexibility and enabling personalization einterior.

  • How did you design the spa center within the building so that it is a perfect corner for relaxation?

The design of the spa center within the “Legacy at Prote Mateje” facility required a careful approach in order to create an ideal space for relaxation. Located in a quiet part of the ground floor, away from noise, the spa center is organized into different functional zones, including an access zone, changing rooms, and a wet zone with a lounge, sauna, and steam bath. and a swimming pool.

In the design, natural materials were used, such as wood, stone and glass, along with neutral colors, which contribute to a relaxing atmosphere. The lighting is carefully planned, with large windows for natural light and soft, adjustable artificial light that creates a pleasant environment.
