In St. Petersburg, against the backdrop of a shortage of available space, demand and prices for office real estate rental have increased. This is reported by RBC with reference to NF Group.
It is noted that since the beginning of the year, in class A business centers, the average rental rate has increased by 27%, to 850 rubles per square meter per month. At the same time, in class B buildings the increase was 13% – 1.7 thousand rubles per square meter.
Experts quoted by the media note that the demand for office space has exceeded all expectations. The growth in rates was “explosive” in the central areas of the city – at some properties, rent reaches 4 thousand rubles per square meter. In general, the total share of free space is about 183 thousand square meters. m., which is more than two times lower than at the end of 2022.
It is likely that there will be a shortage of office space until at least 2026 due to the high key rate and a reduction in new construction, experts predict.
