About this told “Izvestia” analysts from the real estate agency “Etazhi”. In September, the prices of apartments in new buildings in cities with a population of over a million increased the most – in some of them the growth exceeded 3%.
At the same time, according to the sales director of Etazhi, Sergei Zaitsev, in smaller cities there has been a price correction, due to which, in Russia as a whole, the cost of one square meter in new buildings has increased by only 0.1%.
The biggest increase in housing prices over the past month was in Krasnodar (by 4.6%), Chelyabinsk (3.5%) and Perm (2.1%). Prices for apartments on the primary market in Moscow increased by 1.2% in August.
In two cities with a population of over a million, housing prices fell over the same period: in Ufa by 0.7%, in Rostov-on-Don by 0.5%.
According to analysts, part of the growth is due to the fact that Russians are buying up apartments with the lowest cost per square meter.
“As a rule, the price per square meter in larger apartments is lower than in small-sized housing, and those who improve their living conditions very rarely choose small apartments with expensive square meters,” Zaitsev explained.
The increase in cost is also due to the fact that developers include in it the costs of subsidizing rates, marketing, and take into account inflation risks.
In August, it was reported that more than a third of IT specialists are not ready to take out a preferential mortgage due to high real estate prices and large down payments.
