This enabled the next phase and the submission of a request for a building permit, writes Forbes Serbia. The investor was issued location conditions for the reconstruction of the Post office building in accordance with the original project, which implies construction and conversion into a Cultural Center. The gross area of the new building will be 10,880 square meters.

The new building will have spaces for children’s museum, galleries, art workshops, schools of cultural and artistic disciplines, bookstores and similar content. The floor plan will remain the same as the current building, which includes a basement, ground floor and six floors.

The facade will be reconstructed according to the original projects available in the archives, while the parts that are not recorded in the archival documents will be projected based on photographs of the original object. The electrical infrastructure will require the construction of a substation, and central heating will be provided for the theater and the children’s museum, while business premises intended for rental will not be connected to the remote heating system.

The investor is obliged to conclude a contract with the Directorate for Building Land and Construction of Belgrade for the construction of a new water supply network, and to provide evidence of the construction of the missing access road infrastructure, according to Forbes Serbia. Conditions for access to persons with disabilities, children and the elderly, as well as conditions for waste disposal must be respected.

Existing the Post office building is not a cultural asset nor is it located within the cultural-historical unit, so the involvement of the Institute for the Protection of Cultural Monuments is not necessary, the Secretariat states. In case of archaeological findings during excavation, the works will be stopped and the Institute will be notified of the discovery.

Reconstruction must include an assessment of the type, composition and amount of waste that will be generated, along with a plan for its removal.

Metro

Line 1 of the Belgrade metro will pass under the future building of the Cultural Center, so this must also be taken into account during the final design. The metro station will be located in the immediate vicinity of the building, between it and the former railway station, and the metro is planned at a depth of slightly less than 15 meters.
