The Luzhniki Collection complex under construction on the bank of the Moskva River by the Absolut investment group is a project from the elite segment that can be afforded by top-level executives. The complex stands out for its convenient location between Luzhnetskaya Embankment and Komsomolsky Prospekt, as well as panoramic views of the Vorobyovy Gory, Moscow State University, Neskuchny Garden or Moscow City.

Luzhniki Collection is also distinguished by its multifunctionality: the complex consists of 12 club houses, two business centers, a shopping gallery and a public and business space. More than 50 service establishments are planned to be located on the territory of the multifunctional complex – from cafes and restaurants to a rehabilitation medicine center and a veterinary clinic. The developer also promises to improve the embankment, which will become part of the walking route along the Moscow River.

The complex will feature a private park for residents, with an area of ​​5.3 hectares. The park will feature a decorative pond and two three-meter-high waterfalls. Another advantage is the walking distance to the sports facilities of the Luzhniki SC. For fans of running, football, swimming, tennis, gymnastics and even wrestling, this can be a weighty argument.

Among the disadvantages, in my opinion, is that Luzhniki Collection is the only residential complex located on the other side of the Moscow River (relative to the Yandex head office), which will not affect the travel time by car, but the walking route will take as much as 25 minutes. If you choose to walk, you will enjoy the views from the embankment and the Luzhnetsky metro bridge, and also walk along the Vorobyovy Gory.

For fans of Yuri Gagarin’s achievements and space enthusiasts, the residential complex Lunar, which is located just 500 meters from the Yandex head office, will be of interest. The name and architecture of the project are closely related to the space theme, even the project’s buildings are called modules, just like on a space station.

The complex consists of two residential modules, a business center and a street retail zone. The area between the office and residential modules will house a park with a dry fountain and a small promenade.

The Lunar project is unique in its design, inspired by the ideas of futurist architects and reinterpreting the space aesthetics of the 1960s. The exterior uses steel composite panels, which are also used in rocket engineering. In the interior, the designers embodied the principle of minimalism and ergonomics characteristic of spacecraft design, and also played up the atmosphere of the glorious past with quotes related to space.

The downside is the limited supply due to the intimate nature of the project, but at the same time, the environment of the Leninsky project is dynamic and has a high pace of life, so it’s hard to call an apartment in Lunar a “quiet corner.”

At the same time the most hidden and the most visible

Between General Dorokhov Avenue, Vorobyovskoye Highway and the Third Transport Ring, the premium residential complex hideOUT from the developer Dominanta is located. The complex will consist of two towers of 34 and 49 floors, from the height of which unique views of Moscow will open up.

The architectural feature of the project is a bridge connecting residential skyscrapers at the 22nd floor level, which is expected to become a full-fledged public space for residents. SocialHUB will unite 16 thematic zones for work, rest and communication. The hub will house viewing terraces, a cinema, restaurants, a children’s room, a yoga and dance hall, saunas with massage and beauty rooms, as well as meeting rooms and a library with a panoramic view of the city.

The courtyard will consist of 15 zones for rest, work and sports – from the central square with an amphitheater and a waterfall to summer living rooms with a fireplace and a barbecue area. The idea of ​​the “house of the future” will continue in the interiors of the grand lobby and interior spaces, designed in a bionic style with complex curves, streamlined forms, designer furniture and exclusive decorative items.

The downside of the hideOUT project, in my opinion, will be its location in the middle of an existing development. Less than 100 meters away there are several twelve-story panel houses from the 60s. There may also be transport problems, given that there is only one exit into the city through 1st Setunsky Proezd for all the houses in the area.

In the style of iconic Moscow high-rises and New York skyscrapers

The tallest project of those proposed in the review is the 75-story complex The Five, located on an “island” between the Third Transport Ring, the Moscow Central Circle and Vavilov Street. The architectural appearance of the project is inspired by the classical style of monumental Moscow high-rises and New York skyscrapers.

The courtyard will feature a children’s playground, sports grounds, bike paths, and recreation areas. The complex’s internal infrastructure is expected to include a café and bakery, a wine boutique with a bar, a beauty bar, a fitness club, a children’s play area, and a library with coworking, while a multifunctional club space will appear on the 49th floor. Thanks to its location, residents will be able to enjoy views of various sights of the capital.

The Five project, in my opinion, also has its downsides. The project plans for a small number of parking spaces – only 129. Considering that the complex will have almost 600 apartments, the problem of finding a parking space after work may become the main one. Also, the “island” for development is located in the middle of Soviet five-story buildings from the 50s and the area does not have a developed infrastructure.

Premium quarter with its own educational center

The premium residential quarter Shift, consisting of five buildings, from the developer Pioneer is located ten minutes’ drive from Vorobyovy Gory and within walking distance of the Donskoy Monastery and Neskuchny Garden. In addition to the residential part, the project territory includes a private educational center with an elementary school for 210 students and a kindergarten for 100 pupils.

The project has five towers that embody the modular principle – they are assembled from identical but differently connected elements, and from the side the modules resemble blocks from the Jenga game. Thanks to this technique, niches are formed in the facades, in which it is planned to place small green terraces – with natural landscaping.

Infrastructure facilities (a gym, beauty services, street retail, a supermarket, cafes and restaurants) will be opened on the first floors of the residential complex. The project also includes services only for residents: meeting rooms, a cigar room, a lounge area with a bar and a separate gaming area with consoles.

The courtyard of the residential area will be designed as a landscape park. The aesthetics of the space will be complemented by elements of small architectural forms: stone semicircular benches and pot-bellied chairs, various flowerpots and unusual city loungers. According to the developer, psychologists and early childhood development specialists were involved in the creation of playgrounds, as a result, each element of the play area will have its own characteristics.

The downside is the long wait; the project will be completed in 2028.

Each of the projects we reviewed meets the high demands of a modern lifestyle. From private parks and waterfalls in Luzhniki Collection to futuristic and space-age solutions of Lunar, all projects have their own features that will surely attract even the most demanding client.

However, when choosing real estate, it is necessary to consider not only the pros but also the cons of each offer, such as transport accessibility, infrastructure. Pay attention to the construction completion dates. Ultimately, the choice of a residential complex depends on personal preferences, but each of the options considered can become an ideal place to live within 10 minutes of the new Yandex office.
